Rent Before Buying in the Dominican Republic: A Three-Month Trial
Short answer: Renting for a few months before you buy shows you what a viewing trip cannot: noise, outages, water, internet, traffic and your own routine. Choose one town, rent something similar to what you would buy, keep a daily log, and ask a Dominican attorney which rental rules apply. Law 85-25 caps deposits at two months' rent, but we have no verified north-coast rent figures.
Why rent first when you plan to buy?
Because a week of viewings is a holiday, and a house is a daily life. A short trip happens at hotel speed, in one season, and with a broker driving. Living somewhere for ninety days exposes the routine: when the power goes out, how long the water takes to return, whether the street is quiet at night, how far the supermarket is without a car.
It also tests you. Some buyers discover they prefer the walkable center of Cabarete to a gated community outside Sosúa, or the reverse. Our comparison of Sosúa, Cabarete and Puerto Plata describes the character of each town, and the viewing trip guide covers the shorter option.
A trial is not free. You pay rent, flights and living costs while owning nothing, and it may delay a purchase. Whether that is worth it is your call. The honest rule of thumb: the larger the purchase and the less you know the area, the more a trial earns its cost.
How do you plan a three-month trial on the north coast?
Work backwards from the question you want answered. A simple sequence:
- Decide the question. Town, house versus condo, gated community versus street.
- Pick the season. The north coast is usually wetter and cooler in winter, with the wettest months typically November through January, and February and March are often cited as the driest and most pleasant. Hurricane season officially runs June to November, highest risk August to October. One three-month trial in the wet season and a shorter second visit in the dry season give a fuller picture.
- Choose a rental that resembles the purchase. Renting a beachfront condo to test life in a hillside villa tells you little.
- Sign a written agreement (see below).
- Set up daily life as if you owned it: local SIM or internet, grocery routine, doctor, gym, transport.
- Keep a log for the whole period.
- Book viewings in month two, when you know what you are looking for, not on arrival day.
What does Dominican rental law say?
The relevant statute is Law 85-25 on real estate rentals and evictions, approved by Congress on August 5, 2025, which replaced the 1955 Law 4314. A law firm summary lists these provisions:
| Topic | What the summary says |
|---|---|
| Deposit | The owner may request up to two months' rent |
| Contract | Must be written, with party details, property description, terms and conditions |
| Registration | Registration with the city council and notification to MIVED are mandatory |
| Rent increases | Annual adjustments cannot exceed 10 percent of the agreed amount |
| Eviction | Always through a judge |
| Exclusions | Short-term rentals under 90 days, rural estates, guest houses and others |
Note the last row. A stay shorter than 90 days falls outside the law, so a three-month trial sits close to the boundary. Which regime applies to your agreement depends on its duration and wording, and your attorney should confirm it. The summary does not state a mandatory lease duration or currency, so negotiate both. We have no sourced figure for typical rents on the north coast, and we will not guess. Ask several landlords and compare.
Practical advice that does not need a statistic: pay the deposit by traceable bank transfer, ask for a receipt that names the amount and purpose, photograph the condition at move-in, and get in writing when and how the deposit is returned. Check whether furnished means including linen, kitchenware and a working air conditioner. If you plan to rent through a platform instead of a lease, the rules are different; see our article on managing a second home.
What should you watch for during three months?
Write it down, daily or weekly. Memory edits things. Use this log:
| What to track | How | Why it matters |
|---|---|---|
| Power cuts | Date, length | 2026 regulator data show interruptions rising; see our power, water and internet article |
| Water | Days with low or no pressure | Pumps and cisterns depend on power |
| Internet | Speed test morning and evening | Varies by address |
| Noise | Night and weekend, bars, construction, roosters | Not visible on a viewing |
| Heat and humidity | Air conditioning use, mold | Affects running costs and upkeep |
| Getting around | Time to groceries, clinic, airport | Daily friction |
| Neighbors | Who lives there year-round | Community matters more than finishes |
| Your own mood | Weekly note | Honest data |
Add the seasonal facts: February to August is the best kiting and windsurfing period at Cabarete, trade winds make this stretch windier, while bigger swells at Playa Encuentro arrive in winter. If you plan to live near the sea, look at our guide on hurricanes on the north coast and on healthcare so that you find the nearest clinic before you need it.
When and how do you move from renting to buying?
Do not decide in the last week. In month two, start viewing with your log in hand and a shortlist of two or three areas, then narrow in month three. Check the listings, contact the agent and ask the same utility questions we list for each property.
Ask each landlord and seller, in writing, whether a purchase can follow a tenancy. We have no source on whether rent can be credited toward a price, so treat that as a negotiation, not an expectation. When you buy, the usual steps still apply: title checks, lawyer and closing. See how to buy property as a foreigner for the sequence. Do not pay a reservation or deposit on a house just because you like it after living nearby.
If you are unsure which town, contact Instyle and say what you want to test.
Frequently asked questions
How long should I rent before buying? There is no formal rule. Three months covers one full change of routine and some bad weather, and many buyers add a second visit in another season. Shorter stays risk repeating the viewing-trip effect.
How much is the deposit on a rental? Under Law 85-25, as summarized by a Dominican law firm, the owner may request up to two months' rent. Rent amounts vary and we have no verified figure, so compare several offers.
Do I need a lawyer for a rental? It is sensible to have one read the lease, particularly because stays under 90 days fall outside Law 85-25 according to the summary. The question is which rules govern your contract.
Which town is best for a trial? The one you are most likely to buy in. Sosúa, Cabarete and Puerto Plata feel different day to day, so rent where your purchase would be.
Does renting first affect the purchase price? We found nothing to support that. Treat any credit or discount as something to negotiate in writing.
This article is general information, not legal advice. A Dominican attorney should review your lease and your specific situation.
