Rizz Suites Sosúa: What the Project Is and What Its Listings Say

Short answer. Rizz Suites is a completed condominium project in central Sosúa, built by InStyle Developments and listed by Instyle Investments. Its listing pages describe studios, one-bedroom and two-bedroom units with a pool, jacuzzi, gym, 24/7 security and backup generators, managed on site by InStyle Residences. This article reports what those pages state, retrieved October 1, 2026, and makes no income claims.

What is Rizz Suites?

The project page identifies Rizz Suites as a completed development in central Sosúa by InStyle Developments, led by Helmut Maurerbauer [1]. The page gives no unit mix, completion year or construction details; those come from the listings.

The listings place it in the center of Sosúa. The two-bedroom listing says it is a 6 to 10 minute walk to the beaches, close to bars, restaurants and shops, with Puerto Plata's airport nearby [3]. The studio listing places its unit in the Minerva Mirabal district and says Puerto Plata International Airport is 15 minutes away [4]. The wording of the two descriptions differs, so ask the team for the exact address and walking route before relying on either.

Which units are listed, and at what size and price?

Four sale and rental pages were read. Sale listings, as shown on October 1, 2026:

Two of the three listings carry a 2023 date. Ask whether those units are still available at the stated price; a listing date is not an availability confirmation.

The same site also lists a one-bedroom and a studio for rent at Rizz Suites [5]. We do not quote rental rates: the page figures should be confirmed with the team, and a rate on a listing says nothing about how often a unit is booked.

What does that cost per square metre?

Dividing asking price by listed size gives a quick comparison. This is our arithmetic from the listing figures, as an example, not a valuation.

The 1-bedroom is the cheapest per square metre of the three, and the two-bedroom is the most expensive. Do not read much into that. What is included in the building?

The listing pages mention, across units [2][3][4]:

• a pool of 1,130 square feet with jacuzzi, and a pool bar;
• a gym with sauna;
• 24/7 on-site security and gated access;
• backup generators;
• covered, guarded parking (two-bedroom) or one parking space (studio);
• an elevator (two-bedroom listing);
• management by InStyle Residences.

The two-bedroom listing describes full rental management services as available [3]. Instyle's Sosúa page also links a journal article titled "Rizz Suites Gym Sosúa: The Only 24/7 Gym on the North Coast". That is Instyle's own headline, and we have not verified the claim independently.

What financing terms do the listings state?

Two listings state financing. The one-bedroom page says owner financing covers 50 percent of the price, a minimum down payment of US$99,500, a term up to 15 years at 6.95 percent, with crypto payment accepted [2]. The two-bedroom page says developer financing is available up to 50 percent over 15 years at 6.95 percent, crypto accepted, and closing costs of approximately 4 percent [3]. The studio listing states no financing terms [4].

Here is what that would mean as an example, using standard loan arithmetic on the stated terms and not a quote:

1. Financed amount, 1-bedroom: 50 percent of 199,000 = 99,500.
2. Monthly rate: 6.95 percent ÷ 12 = 0.579 percent.
3. Payment over 180 months: roughly US$892 per month.
4. Total interest over the term: about US$61,000 (180 × 892 = 160,500, less 99,500).

For the two-bedroom the same arithmetic on 164,500 gives about US$1,474 per month. Add the HOA of 290 per month and the all-in monthly carry is higher still. These are illustrations; actual terms, fees, currency of payment, insurance and security come only from the signed agreement. What do the listings say about closing costs?

Only the two-bedroom listing mentions them: approximately 4 percent [3]. It does not say what that figure includes, such as transfer tax, legal and notary fees, or registry charges. Ask for a written breakdown before you compare it with any other purchase. Our buying guide lists the cost lines a buyer should expect to see.

What should you ask before buying at Rizz Suites?

The pages answer many questions, and leave these open:

1. Management experience. One listing says the on-site operator has over 30 years of hospitality experience [2]; another says InStyle Residences has more than 25 years [3]. The numbers differ. Ask which is correct.
2. HOA. What does the monthly fee cover, how has it changed, and is there a reserve for major repairs? Only two listings state a fee.
3. Rental program. Is there a formal program, what is the split, and what is the minimum term?
4. Title and documents. Which title type does each unit have, and is it individually registered? Our title due diligence steps apply.

6. Resale and rental history. Ask for any records of past resales or monthly rental performance rather than projections.
