Managing a Second Home in the Dominican Republic From Abroad

Short answer: A second home abroad needs a named local person who inspects it, pays the bills, receives deliveries and calls you when something breaks. Property management for a Dominican Republic second home ranges from a caretaker with a key to a full-service company that also runs rentals. Fees are rarely published, so get written scope and a quote before you buy.

What does property management for a Dominican Republic second home cover?

It covers whatever you write into the agreement, and the gap between a caretaker and a manager is mostly about who is accountable. A caretaker opens windows, runs the air conditioning and checks for leaks. A management company adds a reporting routine, contractors, bill payment and, if you want it, guests.

Instyle's own maintenance guide makes the point that a vacation property that sits empty for several months is not maintenance-free, and that a reliable local contact is one of the most valuable parts of owning here. The reasons are practical. Humidity and salt air work on air conditioners, electrical fittings and metal hardware whether anyone is home or not; our guide on maintaining beachfront property in the Dominican Republic goes through the usual failures.

A workable scope has five parts:

  1. Scheduled inspections with a short written or photo report.
  2. Bill payment for electricity, water, internet and HOA fees, with receipts sent to you.
  3. Preventive routines: running taps, testing the backup power, airing and cooling rooms, pool or garden care.
  4. Contractors: who gets called, up to what cost without asking you first.
  5. Emergencies: what happens before a named storm and after a break-in or flood.

How often should someone inspect an empty house?

The sources we found do not give a standard interval, so treat any number as a negotiating point rather than a rule. What you can say is that a house left unchecked for months is where small problems become large ones, as the maintenance guide above puts it. Ask the manager what they propose and why, and ask for the most recent sample report from another house.

Insist on an inspection before the hurricane season officially runs from June to November, with the highest-risk window in August to October according to the travel source we used for climate facts. Our article on hurricanes on the north coast covers preparation in more detail.

What do managers charge?

We have no verified price list for the north coast. One short-term rental analytics site, Airbtics, states that the typical Dominican Republic manager charges 10 to 15 percent of rental income for half-service management and 20 to 30 percent for full-service, with premium providers asking up to 40 to 45 percent of the booking total. The page is undated and based on rental platform data, so use it as a rough frame only.

Fees for plain caretaking of an empty house, without rentals, are a different arrangement, usually a monthly amount. We have no sourced figure for it. Ask for the monthly amount in writing, in the currency you will actually pay in.

Here is a worked example, labelled as an illustration and not a forecast. Suppose a villa books USD 20,000 in a year.

Step Calculation Result
Gross bookings (assumed) given USD 20,000
Fee at 20 percent 20,000 × 0.20 USD 4,000
Fee at 30 percent 20,000 × 0.30 USD 6,000
Left before other costs 20,000 − 4,000 to 6,000 USD 14,000 to 16,000

That remainder still has to cover electricity, water, cleaning, repairs, taxes and any HOA fees. Our cost of owning property article has a worksheet for the rest.

What should you ask a manager before signing?

Ask for answers in writing, because verbal assurances disappear when the person changes. A short list:

  • Who exactly will enter the house, and how many people hold a key or access code?
  • Is the company registered, and can you see its tax identification and any insurance it carries?
  • What is the monthly fee, what is excluded, and how are extra visits billed?
  • Up to what repair cost can they act without asking you?
  • Who pays contractors, and do you get the original receipts?
  • What is the notice period if you want to end the agreement, and how do you get the keys back?
  • Will they report to you in English, and how fast do they answer during a storm?

If the house sits inside a gated community, ask the community office what services it provides itself and what it expects an owner's representative to handle. Rules differ by community, which is why our comparison of gated communities in Sosúa and Cabarete is worth reading before you shortlist.

Can you rent your second home, and what rules apply?

You can, but the rules are less settled than most listings suggest. A July 2026 legal and tax guide from a Dominican brokerage states that no nationwide short-term rental law exists and that individual condominiums set their own restrictions, some prohibiting rentals entirely. Check the condominium regulations before you buy for rental, not afterwards.

Three other points are documented:

  • Tax registration. The same guide says hosts must obtain an RNC (tax ID), register as ITBIS taxpayers and issue fiscal vouchers, with ITBIS at 18 percent on short-term accommodation. It also reports that the platform does not withhold or declare on the host's behalf. Have your accountant confirm this for your structure.
  • Proposed registry. On August 3, 2026 a Dominican law firm reported that the Ministry of Tourism had put two draft resolutions out for public consultation. They would create a National Registry of Tourist Accommodations (Renatur) and require registration, a civil liability insurance policy, proof of authority to manage the property and, for condominiums, documentation that the administration has no objection to short-term rental. The drafts would give providers six months to comply. They are not in force at the time of writing.
  • The long-term lease law. Law 85-25 on real estate rentals excludes short-term rentals under 90 days from its scope, according to a law firm summary. A long-term tenant is covered; a weekly guest is not.

If a project holds a CONFOTUR certificate and runs a managed rental pool, the tax position of the project differs from that of a private owner, and sources disagree on the length of some exemptions. Our CONFOTUR guide explains what to verify.

What goes wrong most often with absentee ownership?

Without a documented case file we will not invent examples. The sources point to three recurring weak spots: no one is accountable for empty-house maintenance, rules about renting are checked too late, and the owner cannot see what the manager spends. A monthly statement with receipts addresses the last one. A written scope addresses the first. A condo document review addresses the second.

When you view houses, ask the seller who has been looking after the property and request their contact. A seller who cannot name anyone is telling you something. You can browse houses and condos on the listings page and, if you want to talk through a specific property, contact Instyle.

Frequently asked questions

Do I need a property manager if I visit every month? Not necessarily, but you still need someone local for the weeks you are away: for emergencies, deliveries and a storm. The maintenance guide cited above recommends a reliable local contact for periodic inspections whenever the property sits empty.

Can a manager rent the house for me? Yes, many companies do both, but renting adds tax registration, guest handling and, in condominiums, a check that the building permits it. Ask the company to show its tax registration and insurance before you hand over keys.

How much does property management cost? We have no verified north-coast price list. An analytics site reports 10 to 15 percent of rental income for half-service and 20 to 30 percent for full-service management; flat caretaker fees are negotiated individually. Get a written quote.

Are short-term rentals legal in the Dominican Republic? There is no dedicated nationwide short-term rental law according to a July 2026 brokerage guide, but tax rules apply, condominiums can ban rentals, and registration drafts were published for consultation in August 2026. Your Dominican attorney should check the current status.

Who holds the keys? Decide this in writing: the number of keys or codes, who may copy them, and what happens when a caretaker leaves. Change codes and locks after any change of staff.
