What Can You Buy in the Dominican Republic for $400,000? $200K, $400K and $750K on the North Coast
Short answer: On the north coast, $400,000 buys a 3-bedroom villa with a private pool in a gated community, or a 2 to 3 bedroom oceanfront apartment. About $200,000 buys a furnished 1 or 2 bedroom condo, often in Sosúa, and about $750,000 buys a 3 or 4 bedroom first-line beachfront apartment or a larger villa. This is based on listings counted on October 1, 2026.
How were these price bands counted?
Every number below comes from Instyle Investments' own listings page, which showed 137 properties on October 1, 2026. Two were rentals, which leaves 135 for sale. We counted all of them by price, type, location and size. Nothing here is a sale price, an appraisal or a market index; these are asking prices from one agency, and they change weekly.
Each band runs 25 percent either side of the round figure:
- Around $200,000: $150,000 to $250,000
- Around $400,000: $300,000 to $500,000
- Around $750,000: $563,000 to $938,000
For context on the whole inventory: 99 of the 135 sale listings asked $500,000 or less, 36 asked $250,000 or less, and the median asking price was $340,000. So $400,000 sits a little above the middle of what Instyle lists, not at a luxury threshold.
| Band | Listings | Mix | Where | Typical size (living area) |
|---|---|---|---|---|
| About $200,000 | 19 | 14 condos and apartments, 5 houses or townhomes | 16 Sosúa, 2 Puerto Plata, 1 Cabarete | Mostly 57 to 124 m², 1 to 2 bedrooms |
| About $400,000 | 49 | 30 houses, 17 condos and apartments, 2 lots | 36 Sosúa, 10 Cabarete, 3 Puerto Plata | 94 to 650 m², median 170 m², mostly 2 to 3 bedrooms |
| About $750,000 | 12 | 8 houses, 3 apartments, 1 lot | 10 Sosúa, 1 Cabarete East, 1 Gaspar Hernández | 231 to 476 m², 3 to 4 bedrooms (one 9-bedroom house) |
What can you buy for about $200,000?
You can buy a furnished one- or two-bedroom condo, most likely in Sosúa, and sometimes a small townhouse or pre-construction villa. Of the 19 listings in the band, 17 were 1 or 2 bedrooms, and 7 were tagged pre-construction.
Within that, the picture splits by area. Central Sosúa and El Batey had 1-bedroom condos between about $132,000 and $135,000 and 2-bedroom pre-construction apartments in Sosúa at $192,675 to $200,000. Hispaniola Residencial and Hill Side condos in Sosúa had furnished 1-bedrooms at $159,000 and 2-bedroom lofts at $225,000. Puerto Plata had two units, a 1-bedroom with golf views in Playa Dorada at $182,800 and a 2-bedroom at Green One, Playa Dorada, at $250,000. In Cabarete only a 1-bedroom apartment with balcony near Kite Beach, asking $151,000, fell into the band.
Houses are scarce here. Besides a 3-bedroom townhome with a private pool in central Sosúa at $220,000, four were listed: a 2-bedroom townhouse with a plunge pool in Casa Linda at $199,700, a pre-construction 2-bedroom villa in Casa Linda at $219,800, a pre-construction 2-bedroom villa with a pool in Sosúa at $235,000, and a furnished 1-bedroom listed as a house at $195,000. Pre-construction means you pay against a delivery date for something not yet built. Read our guide to pre-construction property before you commit.
At this price you are mostly paying for a location and a unit that works as a second home. You are not buying beachfront. Oceanfront apartments begin higher, in the next band.
What can you buy for about $400,000?
You can buy a 3-bedroom villa with a private pool in a gated community, or an oceanfront apartment, and this is the band with the most choice. Forty-nine listings fell in it, more than the other two bands combined.
Villas with pools. Thirty of the 49 were houses. The communities that appeared most often were Casa Linda (7 listings, with 3-bedroom villas from $315,000 to $386,900 and 4-bedrooms at $350,000 and $462,000), Sosúa Ocean Village (6, including 3-bedroom villas at $320,000 to $395,000), Hispaniola Residencial (4) and the Kite Beach area of Cabarete (4, from $339,000 to $465,000, mostly pre-construction). Encuentro had a 5-bedroom villa with pool at $335,000, and Perla Marina had 3-bedroom villas at $350,000 and $429,000. The 3-bedroom villas in this band had roughly 130 to 230 m² of living space on lots of roughly 325 to 1,100 m².
Oceanfront apartments. Eleven listings carried a beachfront tag, most of them in Sosúa. Examples by description: a 2-bedroom ocean-view apartment at Hispaniola Beach at $390,000, a 3-bedroom oceanfront condo at Playa Chiquita at $399,000, a 3-bedroom at Laguna Beach at $449,000 and a 3-bedroom at Hispaniola Beach at $499,000. A $400,000 budget therefore reaches the sand if you choose an apartment over a villa.
Land. Two Sea Horse Ranch building lots, around $392,000 and $396,000, were in the band. These are 2,600 m² lots in the gated estate community, and a villa would cost much more on top.
What $400,000 did not buy on October 1: a villa in Sea Horse Ranch, where villas started at $899,000, or a finished beachfront villa. The one beachfront villa under $600,000 was a pre-construction unit in Cabarete East at $573,750.
What can you buy for about $750,000?
You get a larger first-line apartment or a bigger villa, with fewer listings to choose from. Only 12 listings fell in the band. Eight were houses, three apartments, one a 12,500 m² beachfront lot in Gaspar Hernández at $812,500.
The apartments were 3-bedroom units of 231 to 246 m² at Infiniti Blu ($679,000 and $699,000) and at a beach-access complex ($725,000). A 4-bedroom oceanfront penthouse with rooftop terrace at Laguna Beach asked $749,000, and a 4-bedroom modern villa built in 2022 with a private pool in Sosúa asked $770,000. A 4-bedroom villa in Sosúa Ocean Village, nearing completion, asked $650,000. At the lower edge, 3 and 4 bedroom villas in Sosúa asked $590,000 and $599,000, and in Cabarete East a 3-bedroom pre-construction beachfront villa asked $573,750. A 9-bedroom villa with pool near Laguna Beach asked $845,000. The one Sea Horse Ranch villa in the band, a renovated 4-bedroom, asked $899,000.
Five of the 12 were tagged panoramic views and four beachfront. You are paying for the view line more than for the square metres, and the next section shows why.
What does a square metre cost in each band?
Dividing each asking price by the living area gives a rough comparison. The figures below are medians for houses and apartments with a stated living area, and individual listings vary widely.
| Band | Median, condos and apartments | Median, houses |
|---|---|---|
| About $200,000 | about $2,380 per m² (14 listings) | about $2,260 per m² (4) |
| About $400,000 | about $2,660 per m² (16) | about $2,150 per m² (30) |
| About $750,000 | about $2,940 per m² (3) | about $2,130 per m² (8) |
Apartments get more expensive per square metre as you climb, because the ocean line is what you are buying. Houses stay flat at roughly $2,100 to $2,300, which means extra budget buys extra space and land rather than a better address. These are approximations from asking prices and unverified listing areas, and the $750,000 apartment sample is only three listings.
What do the extra costs add?
Asking price is not the total. One-time closing costs on a standard resale purchase run roughly 4 to 6 percent of the price. The main item is a 3 percent transfer tax, on the higher of the contract price or the tax authority's assessed value, plus an attorney fee of about 1 to 1.5 percent and notary fees. The seller normally pays the agent's commission, typically 3 to 6 percent. Some sources cite up to 9 to 10 percent on complex deals, so use 4 to 6 percent for planning and expect an attorney's written quote.
Annual property tax (IPI) is 1 percent on the amount your combined Dominican holdings exceed an exempt threshold. For 2026 that threshold is RD$10,695,494, about $181,000 at the mid-September 2026 rate of roughly 59 pesos per dollar. The rate moves, so recheck before you rely on it.
A worked example, for a single property held personally, with the planning range for closing costs and the IPI formula applied:
| Price | Closing costs at 4 to 6% | Annual IPI: (price minus $181,000) × 1% |
|---|---|---|
| $200,000 | $8,000 to $12,000 | ($200,000 − $181,000) × 1% = about $190 |
| $400,000 | $16,000 to $24,000 | ($400,000 − $181,000) × 1% = about $2,190 |
| $750,000 | $30,000 to $45,000 | ($750,000 − $181,000) × 1% = about $5,690 |
IPI works differently if the property is held through a Dominican company, and CONFOTUR-approved projects can waive the transfer tax. Both are covered in our guides to buying in your own name or through an SRL and to CONFOTUR tax benefits, and recurring costs such as community fees and insurance are in the cost of owning property. This is general information, not legal or tax advice. A Dominican attorney should check the title, the contract and your tax position.
How do you choose between the bands?
Use this order:
- Decide the use. Full-time living needs more space and services; a part-time home can be a smaller condo.
- Pick the type first, then the town. Condos give beach access for less, villas give space and a pool, and land gives a build project.
- Check the status. Ask whether the unit is finished, furnished and what the community fee is. A pre-construction price is not comparable to a finished one.
- Add 4 to 6 percent for closing costs and keep a reserve for furnishing and fees.
- View in person. Our property viewing trip guide shows how to organise it.
The filters on the listings page let you sort by price. You can also browse by type: houses, condos and apartments and land.
Frequently asked questions
Can you buy a house in the Dominican Republic for $400,000? Yes. On Instyle's listings of October 1, 2026, 30 houses were asking between $300,000 and $500,000, most of them 2 to 3 bedroom villas with private pools in communities such as Casa Linda and Sosúa Ocean Village. Whether a particular house is right depends on title, build quality and fees, which an attorney and a viewing should clarify.
Can a foreigner buy property in the Dominican Republic? Yes. Foreigners buy on the same terms as Dominicans. The steps are in our buying guide.
What is the cheapest way to own property on the north coast? In Instyle's listings the lowest asking prices started at about $63,000 for furnished studios and building lots, with a median sale listing of $340,000. A low price does not remove closing costs, which still run roughly 4 to 6 percent.
Does $400,000 buy beachfront? It can buy an oceanfront apartment, such as a 2 or 3 bedroom unit at Hispaniola Beach, Playa Chiquita or Laguna Beach, based on October 1 asking prices. The only beachfront villa under $600,000 was pre-construction, in Cabarete East at $573,750.
Are these prices negotiable? Asking prices are not sale prices, and we did not find a published source for typical discounts, so we cannot say. Ask your agent for comparable sales and have your attorney review the price against the tax authority's assessed value.
